Job Summary:
The Property Manager will be an integral member of the property management team overseeing properties in the NYC Metropolitan Area. Represents the company and the asset(s) as a liaison for all tenants, building staff, brokers, vendors, owners and investors. Responsible for the day-to-day operational oversight and performance of assigned properties while ensuring all contracted services are provided in accordance with CHCP standards. Responsible for building financials and the reporting that comes with such. Responsible for the leadership, training, and advancement of all building staff and direct reports. Tasked to maintain and strengthen relations with building tenants, prospective tenants, the broker community.
Job Requirements:
- 4 Year College Degree required
- Demonstrated ability to manage, motivate and grow a team
- Strong real estate/property management financial management skills - budgeting, reporting, annual expense reconciliations, variance analysis, expense reprojection
- Excellent tenant/customer service skills and proactive approach to tenant retention
- Demonstrated ability in building operations, lease administration, financial management, contractor and supplier management and the procurement, contracting process
- Excellent written and verbal communication skills
- Ability to multi-task and effectively delegate
- Demonstrated experience with commonly used real estate software applications used in property administration, budgeting and reporting, sustainability, and energy efficiency
- Demonstrated ability to work across multi-functional teams in a fast-paced environment
- Real Estate Management Certification Preferred - RPA/CPM
Administrative:
- On-site coordination of lease administration functions with CHCP Lease Administrator
- Coordination of tenant moves, construction and capital projects to ensure operational continuity and avoidance of negative operational impacts
- Review/Approval of operating expense and capital invoices in CHCP NEXUS A/P management platform as required
- Leadership of the on-site property management team and contracted service providers
- Personnel management of CHCP on-site employees in conjunction with CHCP Sr. PM Management and CHCP Human Resources
- Maintain strong relations with operating or JV partners, Third-party clients, and all internal and external customers
- Execution and /or support of CHCP Portfolio-Wide initiatives, including ESG, DEI, MSE, Energy Manager/AQ
- Responsible for the support of the property leasing plan in conjunction with Asset Management and Agency Brokers
- Conduct mid-year and year-end performance reviews of CHCP employees who are direct reports.
Financial:
- Oversight of tenant collections and associated CHCP policy on Default and further legal action in conjunction with Asset Management
- Accounts payable – Ensures all invoices accurate and properly coded.
- Oversight/preparation of monthly or quarterly financial reporting
- Completes/ensures all monthly/quarterly accruals are accurate and finalizes variance reporting.
- Responsible for the financial, operational and service-delivery management and performance of the assigned property in accordance with CHCP policy and procedures
- Management/execution of the annual budget preparation process - provide leadership/coordination with property management team, accounting, and leasing/Asset Management
Operations:
- Responsible for the day-to-day operational oversight of assigned properties
- Responsible for Energy Star profiles, building profiles, property quality assessments, tenant TI’s, preparation of all ESG initiatives including; LEED submittal, Toby Award, BOMA 360 and other projects requiring documentation and presentation materials.
- Ensure that contracted services - cleaning, security, engineering, etc. are provided in accordance with CHCP standards and contract specifications
- Periodic property inspection to ensure adherence to CHCP operational standards
- Oversight of base building capital projects and Tenant Improvement Projects in conjunction with CHCP construction or tenant contractors
- Pursue constant improvements in building efficiencies, including operating expense control/reduction, energy and operational efficiency
- Ensure all MEPs and building infostructure is being maintained at high levels completing proactive R&M while identifying larger repairs and future capital repairs.
- Oversight/review of the contracting and procurement process to ensure cost-efficient delivery of goods and services and compliance with CHCP guidelines and policies
- Oversight of property-level permits, licenses, filings, and any other documentation need to keep property in full compliance with applicable laws and codes
Tenant Services:
- Represents the company as ambassador of the asset(s).
- Maintain good relations with building tenants through pro-active customer service and consistent communication
- Ensures the implementation of the CHCP customer service high standard practices program.
- Oversight/management of tenant relations - building of tenant relationships, fostering good communications and engagement, maintaining high levels of tenant/customer service
- Oversight of deployment and on-going success of CHCP tenant contact and leasing support platforms, including HqO and VTS.
Compensation:
- The salary range for this position is between $100,000 and $120,000, depending on several factors including but not limited to work experience
- Annual performance-based discretionary bonus opportunity
