A leadership, hands-on role within a fast-paced property management company’s accounting team, overseeing the full-cycle property accounting reporting to upper management. The role will be part of a collaborative team environment with exposure to multiple aspects of real estate operations. This full-time position will be based in a midtown Manhattan office, 9am-5pm, Monday through Friday.

Job Description:

  • Implement and monitor internal controls to ensure accuracy and integrity of financial data.  Ensure all reporting aligns with U.S. GAAP, partnership agreements, lender requirements, debt covenants, and other contractual obligations.
  • Prepare and review consolidated financial statements, financial packages, capital requisitions, and capital call letters for investors, lenders, and internal management. Lead the financial reporting meetings.
  • Prepare year-end audit financial statement in coordination with external auditors.
  • Compile year-end work papers for tax reporting.  Prepare quarterly PTETs. Ensure compliance with sales tax and other regulatory requirements. Prepare 1099 forms annually.
  • Prepare annual NYC TC forms and RPIE schedules.  Review fix assets.  Serve as point-person to the tax certioraris.
  • Manage the month-end closing process.
  • Develop annual budgets and periodic forecasts.
  • Review and analyze general ledgers, process journal entries, calculate monthly accruals, and update supporting balance sheet account schedules. Review and approve A/R adjustments, daily cash receipts journal, rent rolls, late fees, percentage rent charges, etc. Review accounts payable invoices for proper classification.
  • Prepare monthly bank reconciliations, review cash balances, cash projections, loan draws, prepare distribution waterfalls, manage cash security deposits and letters of credit, and ensure fees payable to management company are accurately calculated and paid timely. Calculate and book ASC 842 entries.
  • Prepare income statement variance analysis and balance sheet analysis, debt service payments, including lender reserves, and supporting compliance reporting.
  • Review documents such as tenant leases, operating agreements, loan agreements, management agreements and contracts.
  • Review and audit funding and payment requests for accuracy, documentation and authorization in accordance with established operating procedures.
  • Prepare real estate tax and CAM escalations/reconciliations.
  • Establish and maintain collaborative relationships with all departments and levels of employees in the company both inside and outside the accounting department.
  • Continuously identify opportunities to improve processes and procedures, to achieve maximum efficiency.

Requirements:

  • Bachelor's degree in accounting or finance.
  • 7+ years of progressive property accounting experience, including at least 5 years of comparable property Controller (or similar) experience managing financial reporting and accounting for high-volume commercial and retail properties in NYC.
  • Proven knowledge of US GAAP and FASB regulations, financial terms and principles.
  • A proven record of successful supervisory experience.
  • Minimum of 3 years of experience with Yardi accounting software (Yardi Voyager, Job Cost, Elevate, etc.).
  • Strong interpersonal and people management skills.
  • Strong leadership skills and comfort in supervising, coaching and mentoring staff.
  • Clear, confident, and professional communication skills.
  • Excellent analytical, problem-solving and organizational skills.
  • Advanced Microsoft Excel skills, and overall proficiency in Microsoft Office.
  • Responsive nature with the ability to pivot between competing priorities and deadlines.

Base Pay Range: $180,000/yr. - $210,000/yr.
