POSITION SUMMARY
The Property Manager will lead operations, maintenance, and services for multiple properties in NYC Midtown. Oversee the day-to-day operations with focus on the customer experience for the tenants and their visitors. The ideal candidate has a proven track record in developing and managing high performing teams, optimizing building operations, and delivering results to the bottom line.
RESPONSIBILITIES
PROPERTY FINANCIALS:
- Responsible for the overall operational and financial goals of the property
- Conduct monthly financial reviews of budget/ forecast vs actual amounts. Reports any discrepancy above forecasted expenses, business plans, and financial results in a timely manner to the Portfolio Manager
- Oversee multi-year forecasting and modeling, by developing, forecasting and managing the operating and capital budgets. Provide recommendations for capital and project budgets and operating expenses
- Monitor collections of all property revenue sources (rent, sundried charges etc.) and ensure accurate accounting of expenses
TEAM:
- Responsible for the training, ethics, and development of all onsite employees. Ensure all employees provide best-in-class service in our properties. Responsible for hiring and staff performance at the property level. Staff will include ESRT and Third-Party Vendor on-site employees
- Establish and measure clear goals and objectives in support of the priorities of the organization and provide clear leadership of the company’s philosophy and goals
OPERATIONS:
- Continuously identify all operating risks, including environmental, health & safety, and discuss solutions with management and drive the implementation of measures, procedures and training to minimize and mitigate them
- Perform periodic property physical inspections and ensure daily inspections are performed by building staff of the properties public and tenant spaces
- Review and oversee tenant journey emails, tenant memorandums, and all correspondence
- Oversee and coordinate lease review and special arrangements for tenants, including TI process, TI reimbursements and notice provisions
- Take the lead, as requested for special projects and portfolio wide initiatives
CONSTRUCTION/PROJECT MANAGEMENT:
- Establish short- and long-range plans to include renovation or maintenance projects
- Complete, in conjunction with company’s project managers, authorized Capital projects per capital expenditure budget and monitors expenditure and timeliness of capital spend
- Coordinate and manage pre-build construction as needed
- Knowledgeable of construction to supervise and coordinate all construction ensuring that alterations are performed in accordance with building standards and local code requirements
- Knowledge of building mechanical, electrical and plumbing systems
$150,000 - $200,000 a year
Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.
