Role Description
This is a full-time on-site role for a Building Superintendent - Commercial Office located in New York, NY. The Building Superintendent will be responsible for overseeing daily building operations, supervising maintenance staff, and ensuring the proper functioning of building systems such as plumbing, electrical, and HVAC. Additional duties include performing inspections, conducting repairs and maintenance on carpentry and plumbing systems, and ensuring the overall safety and cleanliness of the property. The role also requires close collaboration with tenants and management to address any building-related issues and ensure regulatory compliance.
Functional Responsibilities
• Perform regular inspections of the building's facilities, including visual inspection of staircases, tenant spaces, mechanical spaces, outside building perimeter, building roofs, and setbacks to identify and address maintenance needs
• Handle emergency repair requests and coordinate timely resolution
• Respond to Tenant Service Portal requests sent to mobile phone via MRI Angus app for day-to-day issues with but not limited to plumbing, electrical, HVAC Too Hot/Too Cold, doors/locks & keys, windows, and lighting
• Coordinate with property managers to address tenant issues and concerns.
• Respond to tenant inquiries and resolve any complaints promptly
• Monitor and maintain essential building systems (HVAC, plumbing, electrical), performing minor repairs, and coordinating with contractors for larger projects
• Coordinate with building management to provide access for and oversee contracted vendors performing building maintenance and inspections, including but not limited to scheduled fire alarm testing, HVAC maintenance, NFPA-25 Sprinkler/Standpipe System testing/inspections, Elevator maintenance inspections/testing, and miscellaneous repairs
• Implement energy-saving measures and sustainable practices within the building.
• Ensure the building is secure at all times
• Monitor janitorial/cleaning staff and ensure the building is kept clean and safe.
• Ensure compliance with local building codes and regulations
• Maintain records related to maintenance schedules, repairs, and inspections.
• Superintendent is required to respond 24/7/365 to emergencies
• Other duties as may be reasonably assigned by management
• Management will establish normal working hours, which are subject to change to meet the service requirements of the Property, at Management's sole discretion
Essential Skills
• Strong problem-solving skills and the ability to handle emergencies effectively

• Experience using maintenance management software
• Technical skills in plumbing, electrical, and HVAC systems maintenance
• Ability to lift heavy objects and perform physically demanding tasks
• Basic computer skills for maintaining records and communicating via email
• Familiarity with local building codes and regulations
• Valid driver's license and reliable transportation
• Must be reliable, flexible, and versatile
Qualifications
• High school diploma or equivalent
• Minimum of 3-5 years of experience in building maintenance or a similar role
• F89 – Certificate of Fitness for Fire & Life Safety Director
• S12 - Certificate of Fitness for Citywide Sprinkler Systems (or ability to obtain)
• S13 - Certificate of Fitness for Citywide Standpipe Systems (or ability to obtain)
• P98 - Fuel-Oil Piping and Storage System (or ability to obtain)
• A35 - Certificate of Fitness to Operate & Maintain Air Compressors (or ability to obtain)
• 7G (preferred) - application of biocides to HVAC systems (CTs) (or ability to obtain)
